A unique situation for an appraiser is to appraise the same property multiple times. Decker Associates has recently completed a 5th valuation on a Lower Downtown Denver restaurant.

Located in the heart of LoDo, this restaurant also serves as a nightclub. The owner has made extensive tenant improvements 3 times over the course of 7 years. They have included complete overhauls of the kitchen, redoing the seating area, blowing out the interior and adding a roof top patio.

Each time the owner has wanted to make modifications to the property, he has needed to a new loan to finance the changes. The bank has contracted us to provide valuations on the restaurant/nightclub each time, in order to update the value of the property.

This property was appraised for a construction loan for a local bank. This multi-tenant retail center includes a Starbucks as the anchor tenant along with Vision Works and Smashburger. It was built in 2013. This project has exposure to 120,000 cars per day at the intersection of Arapahoe Road and Parker Road in Centennial.
